Penfrayne New House

This new build house will be situated in an infill location on high ground within the village and as such required strict control and design to ensure the building blended in with the surrounding existing properties, with regard to size and materials, whilst ensuring the clients design brief for a family size property was met.

The sensitive location of the site required a joint effort between planning consultants Situ8 and ourselves to obtain planning permission for the client, which followed lengthy negotiations with the Local Planning Authority.

The building will be set down into the site to meet the client’s requirements for two storeys, whilst the ridge height will be in keeping with surrounding properties, as required by planning conditions.

There will be large sliding/folding windows to the Southeast elevation, giving views down the valley, and ornate timber shades above these windows to offer protection from excessive solar heat gain during the summer months.

The Southeast facing aspect of the building will also be used for obtaining additional water heating via solar panels to the roof.

The property will feature an extended dormer/balcony from the master bedroom, with full glazing and matching balustrade.
