This mid terraced property in Fowey is to have an existing single storey rear kitchen extension demolished and a new single and two storey combined extension built in its place. This will provide a larger kitchen and additional bathroom (at first floor level) to the property. A further en-suite is being provided to the loft conversion bedroom. An existing dormer window (to the street frontage) is being rebuilt to match adjacent buildings.

Planning for this project was fairly straightforward and went through without any onerous conditions applied.

The owner of the property has had to issue Party Wall Act notices to both adjoining neighbours, as the extensions will be built along existing party boundary walls between the properties. For this reason, a specialist Party Wall Act surveyor has been instructed to deal with this side of things. There are other issues having to be taken into consideration apart from building works to party boundary walls, such as one property being a holiday let and access to the rear of this property for building materials, is via a shared access path.

Building Regulation drawings and specification notes were drawn up and, following client stage approval, these were issued to Building Control for their approval ready for works to commence.

The client requested we undertook a tender process on his behalf, so further details of the fixtures, fittings and finishes were prepared, together with relevant information regarding the site, including restricted access, parking, delivery/storage area for materials and expected working times, then sent out to six builders in the area.

Tenders for the project have now been received and figures returned have shown how the technical nature for even this relatively small project, has increased expected costs considerably, proving sensible budgeting for every projects will be well worth the effort in the long term, so there will be no unexpected surprises.

Whilst undertaking major refurbishment works around this Grade II Listed Building estate, the clients brief for this 'L' shaped set of buildings was for full conversion to dwelling of the two storey apple/potato store, with the double height cow shed being converted into a meeting/function room.
